Why does my toilet run at night?
That phantom flush is the tank slowly leaking into the bowl through a worn flapper until the float drops far enough to trigger a refill. It is one of the most common causes of a mystery jump in a water bill, and it is a fast, inexpensive fix.
Is a rocking toilet actually a problem?
Yes, and sooner than people think. The rock breaks the wax seal, and each flush pushes a little water under the toilet into the subfloor. Fixing the flange and resetting the toilet costs little. Replacing rotted subfloor does not.
Repair or replace?
Tank internals, seals, and supply issues are repairs. A cracked tank or bowl is a replacement, no sealant makes cracked porcelain trustworthy. An older toilet that clogs constantly is usually worth replacing for the performance alone, and we will give you the honest math.
