Done right, tankless is a 20-year decision

A tankless unit heats water on demand instead of keeping 50 gallons hot around the clock, which is why the running costs drop and the hot water never runs out. The part most installers skim past: a gas tankless unit usually draws far more gas at full fire than the tank it replaces, so the existing gas line and venting often need to be upsized to do the job safely. We check that before quoting, not after opening the wall, and we handle the permit and inspection that Washington requires.

We install and service the major brands, and we service what we install. Our techs handle tankless maintenance calls across Clark County every week, including periodic descaling that keeps the heat exchanger efficient. If your household or your gas service makes a high-recovery tank the smarter buy, we will say so plainly. Free estimates either way, and $125 off a water heater installation when you mention the offer on this page.

What the job includes

  • Honest sizing. Flow rate matched to your fixtures and habits, not a brochure.
  • Gas line upsizing. Checked and upgraded so the unit can actually fire at full rate.
  • Code venting. Proper intake and exhaust, sealed and inspected.
  • Permit & inspection. Required in Washington, and we handle it.
  • Old unit haul-away. The tank leaves with us.
  • Ongoing service. Descaling and repairs from the team that installed it.

Tankless tends to win when…

  • Your household keeps running out of hot water
  • The old tank is due and you plan to stay in the home
  • Space matters, a tankless hangs on the wall
  • You are already upgrading gas service or remodeling

With a 20 year old, 80 gallon water heater on its last leg and leaking, I had many questions but little time. Jesse S. walked me through it on two separate occasions before the install.

Jason squeezed me in near the end of the day on a Friday and stayed late to get my water heater fixed. Prompt, communicated well, and saved my weekend.

Tankless questions

Is tankless worth it here?
Often, but not always. It wins on running cost, lifespan, and endless hot water. It costs more upfront, and if your gas line or venting needs a big upgrade, that gap widens. We quote it honestly against a quality tank so you can decide with real numbers for your house.
Why does the gas line matter so much?
A tankless unit fires hard on demand. If the supply line is undersized the unit starves, short-cycles, and throws error codes. Checking the line before we quote is the difference between an install that works and a callback.
What maintenance does tankless need?
Periodic descaling of the heat exchanger, more often on harder water, plus the same inspection items as any gas appliance. It takes about an hour and keeps efficiency where it should be. We service tankless units across Clark County, including ones we did not install.
